A decision-support framework for real estate investment advice that goes beyond objective financial metrics has been proposed in an open access study published in Applied Network Science on 29 October 2026. The work, led by Sang Vu and Hien D. Nguyen with colleagues including Uyen Pham, Yucong Duan and Yingtain Mei, addresses a recognized shortcoming of traditional recommendation systems: they frequently fail to capture the complex and often irrational psychological landscape governing high-stakes investment decisions.
The framework is built on the DIKWP process, which structures analysis across the stages of Data, Information, Knowledge, Wisdom and Purpose. According to the authors, this architecture allows the system to comprehensively analyze user behaviors and latent psychological constructs in the context of real estate investment advisory. Alongside objective financial capacity and property attributes, the model explicitly incorporates behavioral heuristics and psychological factors such as cognitive biases, risk perception and emotional decision-making tendencies, which the study identifies as playing a critical role in real estate purchasing behavior.
Technically, the approach integrates customer profiles with heterogeneous real estate market data to quantify and model both observable actions and the underlying psychological drivers influencing investment intentions. By combining these two data streams, the system is designed to align property suggestions with each user’s unique psychological profile and cognitive characteristics, rather than relying solely on matching buyers to listings by price, location or stated preferences.
The researchers report that a decision-support system based on the framework was designed and implemented to tackle key challenges in personalized recommendation and property selection. Experimental results described in the study indicate that the system delivers highly relevant and psychologically resonant recommendations, enhancing decision confidence and supporting informed investment choices in a competitive real estate environment. The authors position the work as a step toward recommendation technology that accounts for how people actually decide, not only what they can afford.
